Flashing Leak Repair: Washington DC Roof Repair

Picture
Winter in the greater Washington DC area can be extremely hard on your roof with the build up of snow, ice dams, high winds, the freeze/thaw cycle, the potential for damage is imminent this time of the year. Boyd Construction Co Inc helps homeowners recognize when you should seek flashing leak repair for your Washington DC home.

While roof leaks can start anywhere, some spots are more apt to get a leak than others. On sloped roofs, leaks often occur along flashing sections—where metal flashing is installed to safeguard roof corners, ridges and edges.

Common Winter Roofing Problems: Flashing Leak
Roof flashings are the aluminum pieces used to protect roofing edges. Roof flashing is found around the perimeter of your roof, and is also found around roof vents, roof piping, and chimneys.

If flashing is not properly installed, or if it is blown loose during high winds or storms, it may pull away from the shingles or underlayment. As it pulls away, it exposes your roof’s underlying structure  leading to leaks and structural damage.

Additionally, flashing may simply corrode or become loose over time so inspecting it regularly is critical.

Flashing Leak: From Inspection to Repair

The importance of a roofing inspection of your roofing system during this time of year is underrated. If you find a section of flashing that looks questionable, it’s better to replace it now rather than keeping your fingers crossed through the winter months. Flashing is inexpensive to replace, particularly when compared to the costs of repairing a roof damaged by a roof leak.

When performing an assessment, your Washington DC roofing inspector. will check to see if the flashing is corroded or damaged in any way. Also, they will make sure it isn’t bent and that it’s directing or channeling water away from the roof.

If repairs are in order, new flashing will most likely have to be installed as repairs might be not enough. The flashing should cover a minimum of three inches of the shingles it protects. If the roof flashing is up against bricks and mortar, it needs to extend into the mortar a minimum of one inch.  Your Washington DC roofing repair contractor, like the the flat roof specialist Boyd Construction Co Inc, will determine the appropriate length & lay the new flashing into place securing it with roofing nails.

Roof Repair and Replacement in the greater Washington DC area

Picture
Your roof protects you from the elements. It can take a beating from hail, rain, wind, snow, sun, and falling debris. Below are warning signs that your roof may need repair and depending on the age and condition ultimately replacement. Get in touch with our Washington DC Roofing Company, Boyd Construction Co Inc, for your roofing repairs or replacement today!

Signs That Your Roof Needs Repair or Replacement
  • Curling shingles
Shingles may start to curl from being worn thin over time. This decreases their defense against the elements.
  • Missing shingles
Always check your roof after storms. Storms can cause shingles to blow off and tear. Also look for debris on your roof. It is best to have your roof repaired as soon as possible. One shingle tab missing may not seem like much, but it could be slowly letting water in your roof causing damage.
  • Buckling shingles
Buckling can be caused by the roof underlayment not lying flat. Also, buckling can be caused by the movement of sheathing if it absorbs moisture. It is important to ventilate the attic space to eliminate excess moisture and to repair any buckled shingles right away.
  • Damaged or missing flashing
Roofs often can leak at the flashing. Flashing can become loose and sealant can break down over time. Any gaps around chimneys or other roof penetrations need to be sealed immediately to avoid damage.
  • Roof leaks
Leaks can often be hard to spot. If they remain unseen for a period of time leaks can cause further damage to rafters, sheathing, insulation, and the ceiling in your home. Signs to look for to determine if you have or have had a previous leak is rotten wood where your gutters attach to you home, mildew buildup, puddles or water in your attic. Without occasionally checking for leaks damage may have occurred.
